Use the scissors for instance.

Direct select the rectangle.
Cut the two end points of that one round corner you would rather be
without and delete the cornered segment.
Use the pen tool to restore the corner, but now of course in a straight
manner.

To do the top rounded with the bottom straight:
You could do a rectangle of the correct size
copy it
apply rounding to desired radius
lock
paste in front
drag the top points down with the white select tool while holding shift
unlock
pathfinder unite (make sure check on the "Remove Redundant points"
feature in the Pathfinder Options)

To square up just one corner:
You can add a point to a rounded rectangle VERY near to one corner, and
it will get you close to square.
Note: this method isn't 90° perfect, but you get to keep your shape more
or less in tact. Adding a point to the other side of the corner will
tighten the curve. Also, "smart guides" and "snap to grid" may have to
be off for this to work
