Applying radient to text

How can I apply gradient to text? I would ideally like text to be not
rasterized to enable editing if neeed.

Blending Options > Gradient Overlay. No need to rasterize.

Use the Horizontal Type masking tool (T)
and then apply your gradient fill.
Don't know of a way to keep it editable though!
