Author Best real estate script - should I buy another one?

I'm learning web design and I'm redesigning my site learning html and dreamweaver. It's a real estate site where my customers - advertisers are able to load their own listings.

I have been using Realty Manager by Interactivetools.com but I've been told by some freelancers that the program is outdated because it's in perl. Actually I got into their templates, a guy set up my site, and for a basic site it's not bad and they have free customer support and can help by the hour as well fixing sites or linking scripts.

I'm familiar with elance.com and other places as I've had some freelancers work on my site. Typically they'll recommend a site in PHP rather then perl/html because it can be further customized. So I started researching on script websites various scripts. Some of the owners themselves say they can customize the scripts at a reasonable price. There's also an Open Source script that's free.

But I'm thinking at least with Realty Manager if I don't know PHP myself then I'm still in the position of having other web designers "control" my site - and if I learn more about the Realty Manager templates, and even if it's more round about to do programming at least I own the program, it's set up and I can try to figure it out.

I'm hoping to grow my site to 2,000+ listings, it's set up to search several states and I'm adding states. So now is the time to switch scripts/programs to sort/load real estate if there's any as right now we only have about 300 listings online.

Has anyone figured out the best scripts for real estate sites - ones that allow individual realtors to have their own passwords and load their own listings? Thanks for any ideas/advice as I'm new to this forum.
